Robin was invaluable in helping us buy a new home in a very hot buyers’ market. We had been looking for several months on our own, relying on internet listings and finding that many houses were selling before we had a chance to really see them. Robin started sending us houses that were set to go on the market but hadn’t been officially posted yet, information we didn’t have available to us through any of the free online real estate listing services. This allowed us to get a jump start on the competition. Throughout the process, Robin’s work was crucial and I don’t think we would have gotten our dream home without her help. There were four competitive bids on the house we wanted but Robin went the extra-mile, working behind the scenes with the sellers’ agent to personalize our offer and ensure our offer was accepted over the other offers submitted. Robin then helped negotiate a credit at closing and expertly navigated bumps in the road on the seller’s side, ultimately helping us work with a sellers’ agent that was very difficult to work with. Robin was always one step ahead of the process, keeping us informed of important information and deadlines to ensure we enjoyed a seamless experience from start to finish. She was proactive, knowledgeable and a joy to work with. She offered advice when and where we needed it, but also gave us the latitude to make the process our own. She graciously showed us dozens of homes as part of our process, working around our schedule. Robin recently listed and sold my condominium. She provided sound guidance on pricing that generated very good traffic even during a normally slow time of year. Robin helped guide us thorough the necessary repairs and set up the condo for showing with decorations she provided. It looked very nice. We accepted a fair contract offer, but there were complications with the appraisal and FHA terms. Robin helped negotiate a counter offer and got the deal back on track. There were further problems with the buyer's financing that altered paperwork and changed the closing date to when I would be out of town. Robin dealt with all these issues and stakeholders, including DocuSign from a ski lodge, to finally close the sale. These complications gave me a lot of concern about completing this deal, but Robin's knowledge, deal working, and steady progress got us to the end. I highly recommend her.

A first-time home buyer and had no idea about the process whatsoever when I first started taking a look at homes, or what to expect throughout the process. I was introduced to Robin Butler after year long house hunting with another agent. I was impressed with the level of knowledge and the amount of data that Robin had about the market and homes, especially in the Covid-19 era. Thinking back, it was a no-brainer for me to work with Robin, since I was set on buying in the Chantilly/Centreville/Fairfax area. Robin was truly exceptional.
Robin was always available for home tours or to answer questions. The responsiveness was amazing. She would always get back to us in a very reasonal time if she missed our call/text.
She did an incredible amount of information gathering about the properties we viewed and even more information was presented to us on the homes we planned to bid on. She really treated the situation like she was purchasing the property – looking out for you and having your best interests in mind. She is also very well-versed at dealing with other real estate agents. When there were issues raised during the closing, she was patient and worked through some tough situations without breaking a sweat.
We felt like we were working with a friend rather than a real estate agent.
Their promptness, knowledge of the market, strategic mindset, kindness, and good energy made a potentially hectic purchase process simple for us. Robin recently sold a condominium for me in South Arlington off South Walter Reed Drive. Robin was referred to me by the rental company through which I was renting this condo out to tenants. Robin was extremely professional, knowledgeable, and effective in how she handled the entire process. I had never sold a property before, and she basically walked me through the whole process. She handled every step except for the ones that I as the owner had to do, which was great because having never been through this process before, I wasn’t sure what all those steps were. She was very effective in that she conducted an open house for the property immediately after we put the property on the market, and we got one offer immediately which turned out to be above our asking price. We ended up selling the property to that bidder, and Robin took care of all the negotiations with that bidder, and used contractors she already knew who took care of fixing all the things that had to be fixed in order for the sale to be completed.
